Exciting Opportunity
Catholics for Housing is the lead agency in the Greater
Prince William Housing Consortium who received
$1,932,461 from the Virginia allocation of the Federal
Neighborhood Stabilization Program (NSP).
Catholics for Housing is joined in this venture by the
Northern Virginia Fuller Center for Housing, the Dale
City Volunteer Fire Department Foundation, Northern
Virginia Family Services and Project Mend-A-House.
These funds were used to purchase, rehab and re-sell
properties in Prince William County to income-eligible
buyers.
Ten
properties have been purchased and as of November 2010,
there were 3 available for re-sale to eligible buyers.
As these re-sales are completed, Catholics for Housing
and their partners will be able to access the funds that
have been returned to the State from the re-sales to
purchase additional properties.
The Consortium anticipates purchasing 9
additional properties through the recycling of these
funds.

One of the homes was purchased for $145,000 and required
$23,000 of rehab.
The buyer purchased the home for $168,000 and
with the incentives, the buyer’s mortgage was $102,000.
The first $5,000 of the closing costs are forgiven and
the second $5,000 are rolled into a second trust along
with several other incentives.
This home appraised at $195,000 when the buyer closed.
It is because of efforts like the NSP homeownership
initiative, the Linton Hall Manor program, the
affordable rental opportunities as well as the direct
service programs that have allowed Catholics for Housing
to again be selected as one of the best small agencies
in the DC Metro area by the Catalogue of Philanthropy.
